Buying or selling a home in Princeton, NJ
I'm Peter Sudal, a Realtor with eXp Realty, and Princeton is one of the towns I work in every week. I live a short drive away in Robbinsville, so I know these streets, the traffic on Route 1 at 5 PM, and how different one Princeton neighborhood can feel from the next.
What the market looks like right now
Princeton is not one market. You have older homes walking distance to Nassau Street, mid-century houses on quiet side streets, newer subdivisions toward the edges of town, and big wooded lots out toward Hopewell and Montgomery. Prices follow that spread.
Here's where things stood this fall. Realtor.com put the median list price in 08540 at $812,000 in September 2026, down 12.7% from a year earlier, with 153 homes on the market and 46 new listings that month. On the sale side, Zillow's August 2026 numbers showed a median sale price of about $1,001,754, with sellers getting 101.7% of list price on average and 53% of homes selling over asking. A typical home went pending in about 28 days.
So asking prices softened, but the homes that are priced right still sell fast and often above asking. That gap is exactly where a good pricing plan matters, whether you're buying or selling.
Getting around
A lot of my Princeton buyers commute. The Dinky, the short NJ Transit shuttle line, runs from Princeton to Princeton Junction, where you pick up the Northeast Corridor line toward New York or Trenton and Philadelphia. Route 1 and Route 206 cover most drives, and the Turnpike is reachable through Route 1 or Route 571. If you work at the University, in the Route 1 office corridor, or in New Brunswick, Princeton keeps those commutes manageable.
Schools
Princeton is served by Princeton Public Schools, including Princeton High School. There are also well-known private options in and around town, such as Princeton Day School and the Hun School of Princeton. If schools are on your list, I'll help you check the district map for any specific address, since boundaries matter street by street.
How I help Princeton buyers
- I pull real MLS comps before you write an offer, so you know what a house is worth, not just what it's listed at.
- I'll tell you what I see on a tour: the roof, the systems, the drainage, anything that could turn into a bill later.
- I help you set an offer strategy that fits the house. Some homes here need a strong first offer. Others have been sitting and leave room to negotiate.
How I help Princeton sellers
- Pricing from recent closed sales, not a number picked to win the listing.
- Good photos, a clear showing plan and steady updates.
- Straight talk about which repairs are worth doing before you list and which aren't.
