Buying or selling a home in Plainsboro, NJ
I'm Peter Sudal, a Realtor with eXp Realty, and Plainsboro is one of the towns I spend a lot of time in. It sits right between Princeton and the Route 1 office corridor, it shares a school district with West Windsor, and it gives buyers more choice in price than its neighbors.
Why people pick Plainsboro
The short answer is schools, location and options. Plainsboro is part of the West Windsor-Plainsboro Regional School District, the same district as West Windsor, with High School North and High School South. Assignment depends on the address, so I check the district map for every house we look at.
Location is the other half. Route 1 runs along the edge of town, the Princeton Junction train station is a short drive away for New York and Philadelphia commuters, and Princeton itself is close enough for dinner on a weeknight.
What you'll find for homes
Plainsboro has a wider mix of home types than most towns around it. There are condos and townhomes, which make it one of the more approachable ways into the WW-P district, and single-family neighborhoods for buyers who want a yard. That range is a big reason first-time buyers and move-up families both end up here.
The market right now
In September 2026, Realtor.com put the median list price in 08536 at $682,400, down 5.6% from a year earlier. There were 47 homes on the market and 8 new listings that month, and 21.8% of listings had taken a price cut. Zillow put the typical home value at about $661,658, up 1.0% over the year. The median active listing had been on the market about 60 days.
That's a market where buyers have a bit more room than they did a year or two ago, and where sellers who price carefully from the start avoid the cuts. Supply ran at roughly 6.4 months by a simple inventory-to-pendings measure, which leans a little toward buyers.
How I help Plainsboro buyers
- Real MLS comps before every offer, so you know what a unit or house is actually worth.
- A close look at HOA fees, rules and what's coming up for repairs when you're buying a condo or townhome.
- A plan for how strong your offer needs to be, based on how long the home has been sitting.
How I help Plainsboro sellers
- A price set from recent closed sales in your own community.
- Photos and a listing that show off what makes your place different from the next one down the row.
- Clear, regular updates from the first showing to the closing table.
